It’s not too late to take advantage of this year's tax deduction for your roof. That’s right, both a new roof and repairs are eligible under IRS 179 deduction.

GAF, America's largest roofing manufacturer helps explain how you can get the deduction

If you decide to completely replace a building's new roof you can now take an immediate deduction of up to $1,040,000 in 2020 for the cost of the new roof. It's part of the expanded rules under Section 179 of the IRS tax code after the 2017 tax reform act.

Most businesses qualify for this deduction but there are limitations. The $1,040,000 is for a single purchase. You can continue to take deductions for other purchases – be it a roof on another building, for example – but the deduction begins to phase out after a total of $2,590,000 is spent during the year and is completely phased out once you've spent $3,630,000. By the way, the roof has to be used more than 50 percent for business purposes, so make sure you're considering that if you're using a combined commercial and residential property.

But that’s not all, you can even write off the cost of your old roof if you get a new one.

If you're replacing your existing roof, you can get an additional tax benefit by writing off the cost of your existing roof. That means the amount remaining on your books representing the original cost of your existing roof, less accumulated depreciation, can be taken off your books as a loss. So you're not only getting a deduction for the new roof, but lowering your taxes as a result of any loss from writing off your existing roof.

You also may be eligible to deduct the repairs made to your roof under Section 179.

If you decide not to get a new roof, you still may be able to deduct the cost of repairing your existing roof. You would have to capitalize and then depreciate any costs that improve the value of a roof. But the IRS defines routine maintenance as something that "keeps your property in a normal and efficient operating condition." So if you're spending money on things like patching a puncture or repairing a skylight, you can generally take a deduction for those expenses in the year they're incurred

How much will it cost to replace or repair your roof in Central Florida? Well, that can depend on a few factors. But investing in your roof not only protects your family, it will boost your home’s curb appeal and reduce your electric bill.

What Are The Factors That Impact The Cost Of A New Roof Or Repairs?

The size of your roof

The square foot of your home (measuring livable areas) is not necessarily the same square foot of your roof. It typically doesn’t cover the garage, walkways, overhangs, lanais, and front entryways.

To get a rough estimate of the size of your roof, multiply the width of all the flat planes, by their length in feet, then add them together.

Make sure the measurements of each surface goes all the way to the edge. This should include any areas that jut out past the house, such as overhangs or eaves.

Slope of the roof

Many homes and businesses here in Central Florida have a slope on their roof. Slops are expressed as a fraction or ratio. Measuring how many inches the roof vertically rises for every 12 inches it runs horizontally (rise/run). This all adds to the square footage of the roof.

Roofing materials

The materials you choose will impact the costs. They also affect how long your roof will last, curb appeal, and even your electric bill. Besides replacing the shingles or tiles, you need to take into account decking, underlayment, vents, and flashing.

Your existing roof also plays a role. Small leaks and lack of routine maintenance, may mean you have a secondary problem such as water damage, rot, mold, or loose shingles, this will have to be taken care of before the new roof is replaced and will add to the cost.

Experienced roofer

An experienced roofer can easily save you money by knowing what can be salvaged and what can't (especially if your home is older). Your roof may just need a few repairs instead of replacing. Schick Roofing provides inspections to determine your roof's remaining life expectancy and assessment.

With many of us spending more time at home, DIY projects are higher than ever. But which project should your tackle yourself and which ones should you leave to a professional?

While the thought of saving a few dollars sounds tempting, repairing or replacing your roof takes experience and the right materials. Not to mention difficult and dangerous.

In the long run, enlisting the help from a professional roofer cost less than doing it yourself. Here is why:

Purchasing your own roofing materials

Shopping around for the best deal on roofing materials may seem like a good idea, but it usually ends up taking a lot of time and costing more. A qualified contractor will know exactly how much roofing material you will need, access to better quality materials, at a wholesale price. Along with a manufacturer’s warranty.

Choosing the right materials

Not all materials are created equal and some can even cause damage to your roof. The products you choose makes all the difference. For instance, the type of underlayment you choose can determine the lifespan of your roof. Quality synthetic roofing underlayment is a critical extra layer of protection for your home. It prevents rain water and moisture from penetrating under the shingle. Which can cause significant damage to the structure of your roof.

Energy Star Tax Credits for Primary Residences

“This tax credit is for ENERGY STAR certified metal and asphalt roofs with pigmented coatings or cooling granules designed to reduce heat gain. Certified roof products reflect more of the sun's rays, which can lower roof surface temperature by up to 100F, decreasing the amount of heat transferred into your home. Tax Credit Amount:  10% of the cost, up to $500.”

Requirements include

"Metal roofs with appropriate pigmented coatings" and "asphalt roofs with appropriate cooling granules" that also meet ENERGY STAR requirements.”

"A recent study for a Florida utility shows that a white reflective roof can reduce space cooling energy use by 17- 23%. A large part of the advantage comes from cooling the attic space where cooling ducts are often located. However, if you are re-roofing a home with composition shingles, choosing the lightest white color can reduce cooling costs by about 4% at no added cost." University of Central Florida

Typically the cooler months in Central Florida are the best time to have your roof repaired or replaced. Though a roof can be successfully installed any time of year, the winter months in Central Florida tend to be a dryer time of year, which can lead to a longer lifespan of the roof.

When the team at Schick Roofing comes out to a customer’s home and find the previous roof repairs done by a competitor are not done up to par, is heartbreaking. The cost of poor workmanship can be high. They may have told you the materials and work was the best way to go, but nothing could have been further from the truth.

Arm yourself with these roofing truths to avoid this scenario

Materials Matter

Buyer beware, it isn’t always easy to identify low quality materials. For instance, rolled roofing, practically the lowest costing roofing material, instead of tiles, it is one long sheet of asphalt. It is usually thinner than the cheapest shingles. Which means it won’t hold up to Central Florida’s weather. Though it doesn't cost much to repair or replace your roof with this material, it will last just a few years (if that) and it won’t look good.

It is important to use a reputable roofer, who has achieved GAF Mater Elite certification. GAF roofing materials are made for high performance, durability, and known for their good looks.

Experience Makes All The Difference

Through years of experience, you learn which materials hold up best in your climate, which sealants hold up to the heat and insects. They know the most common repairs and how you can help prevent them.

Good references, means the company has taken the time to build good relationships and understands the property owner needs.

Professionalism

A professional roofing company means they will have the appropriate insurance and licenses need to operate a business in Florida. They will also invest in continuing education. If not, you can be vulnerable to poor workmanship and liable for any accidents.

It is worth doing a little homework to ensure you don't fall victim of shoddy craftsmanship. Contact our team at Schick Roofing to learn more about our experience, quality materials and professionalism.

The thought of a leaking roof with our afternoon thundershowers and record number of hurricanes, can be overwhelming. While a new roof would give you peace of mind, repairs would be less expensive.

The lifespans of the roof depends on the quality of installation and that of the materials installed. Neglecting a roof with missing, curled, or cracked shingles can quickly lead to severe damage to both the building and your wallet. You also don’t want to worry about your roof making it through the next big storm.

If the roof just started leaking and only affects a small portion, a better choice may be to repair. But choosing to save a few bucks by just having your roof repaired when it needed to be replaced may end up costing you more in the long run.

If the leak has been going on for some time and you just noticed or the roof is older, the better choice may be replacing. Unfortunately, it is not always an easy choice, the professionals at Schick Roofing can help you make an informed decision, based on the damage, roofing material, and cost effective.

You’ll likely be able to repair your roof if there is a leak from an easily-identifiable source or there are only one or two shingles missing. Unfortunately, there are also signs that you’ll most likely need a replacement roof. You should talk to your roofing professional if:

Finding a reputable roofer to repair or replace your Orlando area roof may not be your idea of a fun time, but it is definitely an important one. The lowest bid isn't always the best one, quality installation and materials are what makes a roof with a long lifespan.

You may be thinking of renovating your Central Florida home to get the most value out of it in a sale. Or, you may just be considering renovations for long-term investment purposes. Regardless of why you're renovating, with this high-value changes you want to get the most bang for your buck.

The first line of defense against the Central Florida heat is your roof. Investing in energy efficient roofing materials can reduce your utility bills.

Consider investing in an energy efficient roof, also called a cool roof. Cool roofs are lighter in color and reflect sunlight and heat. While it may be 95 degrees outside, your dark colored roof can reach temperatures of 150 to 175 degrees, transferring this heat into your home, in turn increasing your cooling costs.

During peak summer months in our warm climate, cool roofs can stay as much as 60 degrees cooler than their asphalt counterparts. The roof may well pay for itself in savings on your energy bill. If you're considering a new cool roof, contact Schick Roofing for an estimate on a roof that will look great and save you money over time.

According to the Department of Energy, "A cool roof is one that has been designed to reflect more sunlight and absorb less heat than a standard roof. Cool roofs can be made of a highly reflective type of paint, a sheet covering, or highly reflective tiles or shingles. Nearly any type of building can benefit from a cool roof. Benefits of a cool roofs includes, reducing energy bills by decreasing air conditioning needs, improving indoor comfort for space that are not air conditioned, and degreasing roof temperature, which may extend roof service life."

Whether you want to save money by improving the energy efficiency of your home or business, your roof has damage, leaking or showing signs of age, the professionals at Schick Roofing can help you make the best cost effective solution for your roof. We are proud to offer accurate and honest roof assessments at an affordable price.

All roofs in Orlando need maintenance to ensure reliability, longevity, and to keep water leaks from happening. And yes, you want it to look great and have attractive curb appeal.

Severe storms, high precipitation levels, strong winds, exposure to the intense heat of direct sunlight most of the year, takes a toll on all roofs.

"Sooner or later, all roofing needs to be replaced. If shingles are old and worn, patching or limited repairs won't help when a hurricane strikes. If you know how long it has been since your shingles were replaced, that is a good starting point,” warns the Division of Emergency Management.

Regular Inspections Will Save You Money

Routine roof inspections can help prevent serious problems, just like tune ups for your car. Be on the look out for missing or damaged shingles or tiles, cracks, lifting shingles, moss growth, and removing any debris. If you’re not comfortable getting up on your roof, contact Schick Roofing. Moisture penetrating any part of the roof can cause deterioration, water leaks, and significantly shorten its lifespan.

It seems like there is a new named storm or hurricane every week. We all know the importance of preparing for a strong storm or hurricane, but knowing what to do once it has passed is just as important.

High winds don’t just happen in hurricanes, our afternoon thunderstorms are notorious for lifting, curling, tearing and even ripping off roofing shingles. Once a shingle is lifted the bond holding them together is broken. Leaving the underlayment or roof deck exposed to wind driven rain and humidity.

Hail is all too common with strong storms here in Central Florida. Leaving pockmarks and dents in shingles. They also allow the protective granules to dislodge, leaving your roof unprotected against the damaging rain and sun.

Here is a helpful checklist letting you know what to look for after a storm

Start off by walking around your home to access any roof damage. Take pictures of any obvious signs, such as missing, curled, or torn shingles.

Be aware of any hidden roof damage. Though shingles may appear normal, look for dents in roof vents and gutters, they can be concealing damage. Be alert to any torn screens, loose weatherstripping, or cracked windows.

Damage can be very sneaky. Then look for any water spots or leaks on the ceiling inside your home. With a flashlight in hand, check the attic, look for wet areas, a musty odor, or any light shining through.

Find a roofer you can trust. There are a lot of contractors in the Central Florida area, but not all of them are the same.

At Schick Roofing, integrity and a high standard work ethic is paramount to our business and the way we treat our customers. Our customer testimonials say it all.

We are proud to be a GAF Master Elite Certified, have an A+ BBB rating, great reviews, licensed and insured. We're happy to provide an estimate and take the time to show you and explain any damage to your roof before asking you to sign anything.

Does your roof have a missing or curling shingles? Not such a big deal right? Wrong, whether it is from age, normal wear and tear, or storm damage, shingles should be repaired or replaced as soon as possible.

Why missing or curling roof shingles need to be replaced right away

Old lifted shingles

Not repairing loose or missing roof shingle, means the decking and underlayment is exposed to the elements.

It doesn’t take long for the Central Florida moisture, heat, and storms to allow water to leak through, cause the deck to rot and weaken.

Unfortunately, water leaks from missing roof shingles are now always visible. Slowly dripping in the attic and soaking the insulation and roof materials. Or, water dripping down the interior of your walls. It is easy for significant damage to occur before any realizes.

Severe Storms are on their way: Storms can make a little bit of damage into big repair bills!

Prevent further damage: A missing shingle is typically just the tip of the iceberg. What you can’t see underneath that missing tile is just a smart part of the issue.

Prevent other shingles from failing: It can be like a domino effect. One missing shingle can accelerate others, until the entire roof needs to be replaced.

Keep insects and moisture out: Insects are attracted to moist and rotting materials. It's just a small area, and before you know, you have an infestation. This moisture can also cause the roof structure to weaken.

Routine roof inspections and necessary repairs can prevent expensive fixes down the road. Roof inspection should be done at least twice a year and after a strong storm, according to The National Roofing Contractors Association (NRCA).
